Our firm offers a wide range of services to our landlord and tenant clients. Because our firm is relatively small, our clients benefit by getting personalized, quality service that is beyond comparison. Below we have listed the services that we offer to our clients along with a brief description.

Lease Drafting

Your lease is cornerstone of the landlord/tenant relationship.  The lease reflects the agreement between the landlord and tenant as to what each is obligated to do and what each are prohibited to do.  A good lease will help avoid problems if it clearly spells out all of the terms of the agreement between the landlord and tenant so that there is no confusion or incorrect assumptions.  A good lease also will help the landlord and/or tenant enforce the terms of the lease. 

Generic leases from the internet or that you can find through a software program often miss the mark.  They may be drafted based on the laws and regulation of a different state, they may be drafted to favor either the landlord or tenant or they may be a good lease for one type of landlord/tenant situation but not another.  Our firm can either review your lease to see if it is a good lease fro your situation or can draft an appropriate lease for you situation and, in most cases, can do so for a flat fee.

Enforcing Lease Terms/Evictions

When a tenant defaults the most common remedy is for the landlord to evict the tenant.  An eviction is a legal process to remove the tenant for a default.  In other words, the landlord brings an eviction action against the tenant who has an opportunity to respond and if there is a dispute it will be heard before a judge or jury.  Unlike most lawsuits, the eviction process is an accelerated process so that the property is not tied up for long periods of time.  The tenant has the right to cure the default but once the court orders the eviction the tenant must leave or the landlord can obtain a Writ from the court allowing the county sheriff to remove the tenant.

Different Situations, Different Leases

One lease does not fit all situations.  A lease that is appropriate for one type of rental situation is inappropriate for another.  For instance, a lease drafted for an apartment building is not appropriate for a house lease.  A lease for a commercial office is not appropriate for a residential lease.  Different landlord/tenant relationships present different challenges, different issues to consider and, in many cases, different laws and regulations to consider.  The following are some of the different types of leasing situations:
